Terreno, misto (parte urbana e parte rústica) este terreno, tem a área total de 79 080 m2, localiza-se numa plataforma elevada a cerca de 2 km das praias de Benagil, Marinha e Albandeira.

A publicação da revisão do Plano Director Municipal, Aviso, n.º 16179/2021 de 26 de Agosto, publicado no Diário da República - 2.ª série, n.º 166, veio alterar a situação do terreno, tendo parte deste, mais concretamente, um pouco mais de 6 000 m2, sido inserido em ’espaços habitacionais de baixa densidade’ e a parte restante, cerca de 73 000 m2 inserida em ’outros espaços agrícolas’. Esta classificação atribuída decorre da aplicação, no primeiro caso, do artigo 63.º, número 2, alínea c) e, no segundo caso, da aplicação do artigo 44.º, n.º 2, alínea b) estando a capacidade construtiva prevista, no primeiro caso, definida no artigo 65.º, n.º 3, alíneas a) a l), e no segundo caso, no artigo 45.º, n.º 3, alíneas a) a h)
Mais concretamente, no primeiro caso, ’espaços habitacionais de baixa densidade’ encontra-se na CM Lagoa para aprovação, operação de destaque de um terreno com 6200 m2 e um projeto de loteamento, propondo a divisão do terreno em três lotes individuais, de cerca de 2 000 m2, sendo possível, em cada um, a construção de uma moradia isolada com as seguintes características:

Moradia de rés-do-chão e 1º andar com cércea inferior a 7,50 m;
Área bruta (somatório do rés-do-chão e do andar) de 300 m2;
Área de apoios de piscina e outros, em anexo, com a área de 100 m2;
Hipótese, face ao desnível do terreno, de construção de cave ainda que o seu uso tenha, obrigatoriamente, que ser enquadrado em áreas de apoio ao funcionamento da moradia (garagens, casa da caldeira/ar condicionado, lavandaria, etc.)

No segundo caso, ’outros espaços agrícolas’, o tipo de ocupação/utilização, está definido nas alíneas acima referidas, que integram o artigo 45.º do Regulamento do PDM sendo possivel a construção de uma habitação unifamiliar com 300m2 por existência prévia de uma ruína anterior a 1951, bem como o desenvolvimento de um TER ( turismo em espaço rural) com 2000 m2 de área de construção de alojamento e uma zona comercial/industrial com 500 m2 area de construção.
