As provided for in point c) of paragraph 2 of Article 68 of the PDM Regulation, they correspond to existing or planned areas of medium or small size, intended for the implantation of buildings whose use predominantly is commerce, services or scientific and technological research.
The maximum urban parameters to be applied to areas AE3 (predominantly commercial area of medium or small size are as follows:
a) The maximum permitted utilization index is 1.30 m2/m2, and above the threshold level only the maximum index of 0.70 m2/m2 is allowed;
b) The maximum permitted occupancy rate is 70%;
c) The maximum height of the building is 10 m;
d) a maximum of 2 floors above the threshold level is allowed.
According to paragraph 4 of the same article 68, it is admitted as compatible use, the RESIDENTIAL use, provided that the construction is implanted in the 40m strip contiguous to the road and respects the following urban parameters:
a) maximum utilization index is O.60m2/m2, and above the threshold level only the maximum index of O.40 m2/m2 is allowed.;
b) the maximum number of permissible floors, above the threshold level, in buildings is 2;
c) Exceptionally, the 3 floors, above the threshold level, are admitted in situations of closure and urban continuity, adopting a volumetry similar to the immediate surroundings;
d) the maximum waterproofing index allowed is 70%.
It is informed that a request for revision of the classification of the land for ER (Residential Spaces) was presented at the C.M. of Braga. The technical proposal is favorable but there is still no superior decision to validate. The PDM of Braga is in the process of revision, still without a date scheduled to enter into force.
