máxima admissível é a resultante da aplicação dos parâmetros seguintes:
a) Índice de utilização bruto: 0,90;
b) Índice de utilização líquido: 1,50;
c) Índice de impermeabilização do solo máximo: 0,70.
3. Nas áreas de alta densidade, os novos edifícios não podem exceder a altura correspondente a 6
pisos acima do solo, podendo este limite ser ultrapassado até à altura correspondente a 7 pisos
acima do solo, caso a Câmara Municipal considere, mediante deliberação expressa
fundamentada nesse sentido, que a volumetria resultante não apresenta inconvenientes para a
inserção urbanística e integração na envolvente edificada.
4. Nas áreas de alta densidade e em frente urbana consolidada ou situações de colmatação, a área
total de construção efetiva a viabilizar na parcela é a correspondente à solução arquitetónica que
melhor garanta a integração urbanística do edifício na envolvência nos termos do disposto no
Artigo 35º, devendo, perante a eventual pluralidade de soluções arquitetónicas igualmente
aceitáveis, adotar-se aquela cuja área total de construção mais se aproxime da que resulta da
aplicação do índice de utilização referido na alínea b) do número 2.
5. Sem prejuízo do disposto nos Artigos 34º e 35º, admite-se uma majoração dos índices referidos
nas alíneas a) e b) do número 2 até um máximo de 20%, no caso das obras destinadas a
empreendimentos turísticos que envolvam obras de reabilitação urbana ou que obtenham
certificação como construções sustentáveis nos termos do respetivo regulamento municipal.
6. Nas áreas de alta densidade, na construção de novos edifícios ou ampliação de existentes,
situados em frentes urbanas consolidadas, o índice de impermeabilização do solo estabelecido
na alínea c) do número 2 pode ser ultrapassado, na estrita medida do necessário, para que se
cumpram os objetivos de garantir a melhor integração urbanística dos novos corpos edificados
na envolvência e a preservação das características e imagem dominante do local.
